What is the difference between a RICS Level 2 and Level 3 Home Survey?
A RICS Level 2 Home Survey (formerly the HomeBuyer Report) is a visual inspection suitable for modern, conventionally built properties in reasonable condition. It rates the condition of key elements and identifies significant issues. A RICS Level 3 Building Survey is a more comprehensive inspection recommended for older properties (pre 1900), unusual construction, properties in poor condition or those you plan to extensively renovate. It provides detailed technical analysis of construction and materials, identifies defects and includes estimated repair costs.
Do I need a home survey if I am getting a mortgage valuation?
Yes. A mortgage valuation is carried out for the lender to confirm the property is adequate security for the loan. It is not a survey and will not identify defects or maintenance issues. Only an independent home survey protects your interests as a buyer by providing a thorough assessment of the property's condition.
How quickly will I receive my survey report?
Most survey reports are delivered within 5 to 7 working days of the inspection. We can accommodate urgent requests where possible. Please let us know your timescales when you enquire and we will do our best to meet them.

When do I need a RICS Red Book Valuation?
RICS Red Book Valuations are required when an independent, legally defensible valuation is needed. Common situations include probate and inheritance tax purposes, capital gains tax calculations, matrimonial and divorce settlements, shared ownership staircasing, Help to Buy repayments and court proceedings. The Red Book sets standards for valuers to ensure reports are consistent, transparent and accepted by HMRC, courts and lenders.
What is a snagging survey and when should I get one?
A snagging survey (new build snagging inspection) identifies defects, incomplete work and quality issues in a newly built property before you legally complete the purchase. It is best arranged between exchange of contracts and completion, or immediately after moving in. Common snags include poor paintwork, uneven floors, poorly fitted doors and windows, plumbing issues and missing insulation.
How much does a home survey cost?
Survey costs depend on the property's size, age, condition, location and the type of survey required. A RICS Level 2 Home Survey typically starts from around £400 to £600 for an average property, while a RICS Level 3 Building Survey is a more detailed report starting from around £600 to £900.
